There are various property investment clubs which offer a property and then provide the mortgage and legal advice.

However, these clubs do not source a property to meet your needs.

They simply inform you of what is available. The properties offered tend to be exclusively new build properties. Often in developments where typically a large number of units are coming onto the market at the same time.

This depresses prices for both capital value and rent. There have also been a number of instances where the valuation has been proved at a later stage to have been inflated.

In many instances you are limited as to which lender will provide the mortgage. This is because the properties are based on valuation rather than the price paid.

This significantly limits the mortgage providers who will consider this. The mortgage advice is therefore not independent. The mortgage interest is the biggest ongoing cost of a buy to let investment. It is imperative the most competitive rate is available.

Although these clubs will recommend local letting agents they will not manage the letting for you. At the time you commit to a property you do not know who you will be dealing with on the letting side. You do not know what the standard of service will be. You do not even know how well the property will let.

If the letting service is inadequate, you will have no redress to the company who found the property for you.
